Invest in off-plan projects and make your first profit on the date of delivery. More and more buyers of second home real estate in Croatia are shifting from searching existing (sometimes overprized) properties towards new developments. New properties have all that you will rarely find in existing real estate: large landplots, swimmingpools, properly built buildings catering to western Europeans. And most interestingly perhaps: great rental opportunities! Purchasing off-plan also gives you substantial discounts, allowing your first 20% return on investment from purchase to delivery. After that you can rent out for >5% rental income or just wait for Croatia to enter the E.U.

If you purchase the property off-plan you are mostly purchasing at a price per m² that is under the market value. This price is fixed for you if you reserve. When the property will be finished, key in hand, we are already one year further into the future. It is expected that then the EU admission date will be known: meaning that bigger investors can start making plans, meaning that demand will grow and prices will rise. Prices have always risen in countries that newly join the EU.

So when your villa is finished, key in hand, you are paying the last installment based on a price that is far below market value at THAT MOMENT. For many people this is the moment that they decide to either sell and take their profit, or keep the property to enter a rental programme.

"But if other people will build, will the prices not drop?" is a question I am hearing many times. The key here is to make sure you purchase on good LOCATION, WITH GOOD INFRASTRUCURE (or expectancy for this), GOOD PRICE AND UNIQUENESS OR EXCLUSIVITY.
