New superyacht marina and residences near Sibenik planned

(MENAFN Press) Island Global Yachting (IGY), one of the world's premier owners, developers and managers of luxury marinas and yachting lifestyle destinations and Nautical Center Prgin (NCP), one of Croatia's leading marine industry companies, announced today a joint venture to develop Croatia's first dedicated megayacht marina. The IGY-branded project will be located in the coastal town of Sibenik, adjacent to NCP's existing Mandalina Marina. The site is conveniently located near the Kornati Islands National Park, Krka National Park, two UNESCO World Heritage Sites and Split International Airport. Under the agreement, IGY will manage both the new megayacht facility and Mandalina Marina, through a newly-established company created via the partnership. IGY will also acquire an equity interest in the existing Mandalina Marina. Additionally, IGY is negotiating the option to purchase an equity stake in the upland area adjacent to the new marina to compromise world-class shopping, food and beverage outlets and a hotel. Upon approval, this equity stake will be granted to IGY under a development agreement. Tourism in Croatia reaches record level

Croatian visitor numbers reaching record levels Visitor numbers in Croatia are likely to reach record levels this year, according to official estimates. Figures cited by IOL Travel showed that during the first nine months of 2007, there were more than nine million foreign arrivals, 6% more than during the same time last year. Meanwhile, tourists were found to have stayed for a total of 53.4 million nights, an increase of 5% on 2006 and a sign of growing demand for rental accommodation in the former Yugoslav republic. This has prompted officials in Croatia to predict further growth in its tourist market during the next few years. Commenting on the country's suitability as a holiday destination, Eduard Kusen of the Tourism Institute said it offered a good infrastructure and lots of visitor attractions. He added: "Croatia has an excellent geographical position as it is close to tourist markets."According to the Southeast European Times, Croatia is aiming to become a European tourism "superpower" that could rival countries such as Greece and Turkey in terms of its market share.
Invest in off-plan projects and make your first profit on the date of delivery. More and more buyers of second home real estate in Croatia are shifting from searching existing (sometimes overprized) properties towards new developments. New properties have all that you will rarely find in existing real estate: large landplots, swimmingpools, properly built buildings catering to western Europeans. Prices have always risen in countries that newly join the EU.

So when your villa is finished, key in hand, you are paying the last installment based on a price that is far below market value at THAT MOMENT. For many people this is the moment that they decide to either sell and take their profit, or keep the property to enter a rental programme.

Villas - where to find real villa's for sale in Croatia?

Everyone who has gone house hunting in Croatia recently has discovered that finding a proper villa, as we know it from Italy or Spain or France, is becoming more and more difficult. Especially the Dalmatia region doesn’t have good offer of villa’s for sale. Villa meaning: free standing, swimming pool or space to put it in, large living rooms, open kitchen, and villa’s around you. They are hard to find but do exist, and prices are the same as those ‘villas’ that are officially an apartment building.

Istria is a whole different story. The more advanced land register and zoning status allowed to build easier. Untill a year ago there was a spectacular difference between Istria and Dalmatia in terms of updated land register. The then developed plans are now being built or being offered to the market. And the quality and beauty of these projects, all architecturally blending into the surroundings, is very interesting. Istria offers an equally interesting inland where as Dalmatia is mainly interesting on the seaside (ever since medieval times, all that was going on in Dalmatia, happened at the coast). The lower prices of land further away from the sea cause that prices of these Istrian villa's are also interesting.

So what are we offering?
If you are looking for a proper villa you can decide where to go, based on what you want:
A qualitatively well-build villa with spacious rooms and enough space for a swimming pool can be found in Istria. Newly built, recently restored or off-plan (make sure the developer has a good track record so you know what you can expect).

In Dalmatia you will mostly find existing real estate with confusing prices. It is important to pick from the vast offer the right villa: location, potential, exclusivity, reachability and future possibilities. Prices are almost equal for good or bad location, so by knowing what has value growth potential you can make the deal of your life!

Croatia tourist report

Croatia's tourist numbers up 12.7% in H1 of 2007 The number of tourists in Croatia reached 3.54 million in the H1 of 2007, a 12.7% increase on the same period last year, according to official figures released in Zagreb on Monday.
The number of domestic holiday-makers was 827,636 in the first six months this year, 11.3% higher than that of the same period last year, the Croatian Central Bureau of Statistics said. More than 2.71 million foreign tourists visited Croatia in the same period, nearly half of whom paid their visits in June. The number of overnight stays was 13.07 million, 7% higher than the same period in 2006.
Croatia registered tourist revenues amount of €6.3 billion ($8.4 billion) in 2006, thanks to more than 10 million tourists. Tourism accounts for 18.4% of the country’s GDP, and is a driving force of the economy. (people.com.cn)

Mortgages for foreigners

It is still not a product widely offered in Croatia: mortgages for foreigners seeking to purchase real estate. Some stories are arising though right now. Hypo Alpe Adria has been offering the service for a year now against quite high non-competitive interest rates and demands. More banks are preparing as the new resorts and masterplanned communities are setting foot on Istrian and Dalmatian shores.

Once it becomes widely available this will have an enourmous effect on real estate trade. The year 2006 was a weak year with a total of real estate transactions matching a busy street in Amsterdam. Prices were mainly dictated by private property owners with no competition from international property developers. This caused a price rise of ALL real estate, good quality/good location as well as underquality real estate. 2007 is already showing a small stabilisation in this.

Next year mortgages will become widely available to foreigners. This aspect will boost the property demand in the upward direction. New properties will come on the market. This will most probably cause the prices to become more realistic in terms of price for quality. Good quality/location will keep rising, where as bad quality will find its good competitor, finally.

What is off-plan?

Buying off-plan means: buying from the drawing. Project developers often try to minimize their financial risk exposure by starting the sales before the construction starts. As there is no ready-to-show product in this phase, there is mostly a price benefit to the purchaser. Also, when buying off-plan, you are paying the prices of today for something that is finished next year. In a fast rising market like Croatia you will this way make your first yield on delivery of the building.

Advantages of purchasing off-plan

  • Less purchase costs: in most cases you only pay the real estate transfer tax (5%) only on the land part of the property. Most of the times you also don’t pay the agent fee (this fee is usually included in the sales price).
  • More choice within a project: you can find the property of your choice with different budget in the same resort. This gives you more possibilities to weigh your choice.
  • Mixed use: this concept is gaining more popularity world wide. For buyers, as well as holiday goers, there is a growing demand for leasure, wellness, restaurants and bars within reach or as part of the domain. The combination of hotels, apartments, villa’s and dining and wining offers better letting possibilities.
  • New buildings are designed to cater to the needs/demands of ‘new’ buyers: larger terraces, swimming pools (this often hard to find in Croatian real estate).
  • It is often possible, in accordance with the developer, to alter the layout of your property before it is built.
  • Easy maintenance and cost saving thru the larger number of equal apartments and cost effective property management.
  • Shared cost for swimming pools etcetera make a relatively cheap apartment interesting for letting.
  • New apartments are better for letting as they comply with all demands, i.e. no leaking roofs or taps. This is important for people who demand perfection on their only holiday per year.
  • New property usually offers guarantees for the different constructive elements
    Payment by instalments until the date of delivery
    You are doing business with a company/developer; this itself has some advantages:
    - straightforward handling of contracts. All is organised transparently
    - when the developer is a VAT-active company, you can, when buying through the company route (see how to buy in Croatia) reclaim the VAT that is already included in the asking price. This is 22% on the building part and 0% on the land. In average this is 15% that can be reclaimed.

Looking back at the summer

While Croatia prepares for the winter season, a quick look back to the busy summer season uncovers yet another successful year of growth and development in Croatia. Tourism was on the rise again over the past year. The laws which prevent new developments along the coastline still remain in force and as such, few projects along the coastline are underway. Construction for new golf resorts and a few development projects along the coast will start next year, but will respect the environment and local landscape. It’s still not possible to build new homes along the coastline. Existing homes on the coastline are therefore becoming precious commodities- especially in regions such as Dubrovnik (south) and Opatija (north). On the Dalmatian Islands and locations further from the coast, prices are much lower.
